What wiring assessment actually involves

Older homes on the Central Coast vary significantly in their wiring condition. Some have been partially rewired over the years - bedrooms updated, kitchen circuits replaced - while original wiring remains in the walls elsewhere. Others haven’t been touched since they were built. The starting point is understanding what’s there before recommending what to do about it.

A wiring assessment looks at the wiring type visible at the switchboard and at accessible points around the property, the condition of insulation where it can be inspected, and any signs of deterioration such as discolouration, brittleness or previous DIY work. From that, a realistic picture of risk level and priority order can be formed.

The rubber wiring problem

Homes built before the 1980s often have rubber-insulated wiring. Rubber insulation degrades over time - it becomes brittle, cracks and eventually crumbles. Once the insulation fails, bare conductors can make contact with each other or with structural elements, creating a fire and shock risk.

The presence of rubber wiring doesn’t mean a property is immediately unsafe, but it does mean the risk increases as the insulation continues to deteriorate. Staged replacement - starting with the highest-risk areas - is a reasonable approach for occupied properties where a full rewire is impractical.

Renovations as a rewiring opportunity

A significant renovation is often the most cost-effective time to address aged wiring, because walls and ceilings are already open. Adding rewiring to the scope of a renovation that’s already planned can be much cheaper than returning to the same areas after the renovation is complete.
